SMITHGROUP

Muse is a fully redeveloped, three-building Class A life science campus, offering 186,000 sq. ft. of flexible lab and office space, as well as modern amenities. Situated on a Torrey Pines hillside with exceptional views, an efficient floor plate will be used throughout the campus, with scalable lab space, office space, and collaborative work spaces tailored to the unique needs of each tenant.

The new campus design also provides an elevated tenant experience, with exterior view corridors and lounge areas; an indoor/outdoor training and conference center offering spaces for both small and large meetings, available WiFi and audiovisual equipment; event space to host a happy hour or group event; a gourmet cafe offering fresh, locally sourced ingredients; state-of-the-art fitness center with access to a yoga studio and HIIT equipment; bike and surfboard storage; new, peaceful campus walking trails; outdoor activities and games scattered throughout the campus to inspire creativity; and electric vehicle charging stations.

As a fully modernized campus with first class amenities, Muse’s expandable design accommodates single and multi-tenant users. The lab space includes move-in ready spec suites, starting at 20,000 sq. ft., and the campus has proposed LEED and WELL certification.
