Amenity-Rich Lab Celebrates Opening

Life sciences real estate investor South Duvall and tenant Viriom Inc. commemorated the opening of an amenity-rich lab.

The 1450 Research Boulevard in Rockville is a former office building that turned into a 45,000-square-foot facility with lab space for multiple tenants.

The conversion included demolishing the building’s interior, elevator relocation, removal of atriums on the first and second floors, excavating the front of the building, and overhauling the electrical system.

The lab amenities were inspired by boutique hotels and include fire pits, a back patio, a nine-foot-tall freight elevator, natural gas run generator, and bathrooms with basin sinks, and back-lit mirrors.

As well the facility sits in a central location with access to a major highway and is within walking distance of retail spaces and restaurants.

The labs are also equipped with amenities including an autoclave, ice maker, and glass wash.
